PROPERTY ALLOTMENT IN RHB’S COACHING HUB FROM JULY 25

Jaipur: The process of allotment of institutional property built by Rajasthan Housing Board (RHB) in Pratap Nagar of Jaipur, the country’s first and ambitious coaching hub project, is going to start. UDH Minister Shanti Dhariwal released the booklet & poster related to its allotment on Tuesday. In a simple programme organised in the presence of Principal Secretary, UDH, Kunjilal Meena and RHB Commissioner Pawan Arora, the UDH Minister said that RHB, while thinking ‘out of the box,’ has made one exemplary development as regards the state’s infrastructure. New plans have been given impetus & ‘Coaching Hub’ is a unique example of this.

Dhariwal said that with the establishment of a coaching hub in Pratap Nagar, coaching activities would be conducted under one roof. This will also solve the problem of traffic and parking, he said. Appreciating the far-reaching vision of RHB Commissioner Pawan Arora to bring the coaching centres under one roof, he said that where Kota has earned a name as a coaching city, now Jaipur will be known as a ‘Coaching Hub.’ On this occasion, Principal Secretary, UDH, Kunjilal Meena said that the scheme is about Rs 228 cr. Necessary facilities for students and teachers are also being developed along with centralized library.

RHB Commissioner Pawan Arora informed that the coaching hub is being developed in two phases on 65 thousand square meters of land in Haldighati Marg Sector-16 of Pratap Nagar. “With this, about 65 to 70,000 students will get the benefit of educational facilities and new jobs will be created directly and indirectly, which will also benefit the local residents. In the first phase, the process of allotment of 140 coaching complexes (assets) is being started in 5 blocks. All these coaching complexes of super built up area from about 1588.06 sq. ft. to 8025.56 sq. ft. will be allotted through lottery. Online applications for this can be made from July 25 to August 25, 2022. In the first phase, 5 institutional blocks, commercial complex of 90 shops and other development works like construction of boundary wall, internal road etc. are nearing completion,” he said.

 The RHB Commissioner informed that the coaching institutes operating in Jaipur city will be given preference in allotment as only registered institutions working in the field of coaching for at least three years will be able to apply. He said that the application fee for registration has been kept at Rs 5,000 (18 % GST extra) and with a processing fee of Rs 10,000 (18 % GST extra). The built coaching complexes are divided into 6 categories on the basis of area. Any applicant can apply in any one category only. The preference of applicants will be determined via lottery in each category. After determining preference, allotment of institutional property to successful applicants will be done through lottery. The RHB Commissioner said, “The entire amount would have to be deposited within 180 days from issuance of allotment letter. It will be mandatory to take action to run institution within a period of 3 months from date of getting possession by the allottee. The Housing Board has kept allotment rates of coaching complexes below market price by 30%. The category wise rate per square feet has been fixed from Rs 4,233 to maximum Rs 4,619 per square feet which is 25 - 30 % less than market rates. Amount payable to Municipal Corporation other miscellaneous expenses will have to be paid separately.”
