Colonies with unapproved plan, but declared 90A, 90B, to be regularised

Jaipur: Such colonies which do not have approved layout plan but land conversion has taken place, developer has not conducted development works and record is not submitted in the concerned local body will also be regularized. UDH and LSG have issued an order in this regard. For this, construction on at least 25 percent plots will be required. Local bodies will be able to approve layout plans if there is construction on 25 percent plots. Internal roads will be kept at 30 feet and the facility area will be at least 40 percent. If 90A or 90B has been done but the plan was not approved, such colonies will also be regularized.

Regulation will be done by taking external development fee, internal development fee as per township policy and survey fee will also be charged from the plot holders. However, action could be taken if plots are sold without approval to layout plan, record of the colony is not deposited in local bodies and development work is not done. Local bodies will be able to take action against developers in such cases. The state government has received several complaints against such colonies where land conversion has taken place and the layout plan is not approved but despite it, plots were sold & there is no development work.
